Although the ethernet cable was barely 8m the voltage drop on the spare pairs was such that it would not work with the supplied PSU, so I popped this in a black junction box near the hub and fed the POE adaptor with a 12V DC supply in the cellar. This worked a treat albeit the regulator ran a little hot. The only other supply I had was 9V AC, but this regulator has an inbuilt rectifier, so I swapped to that and now everything is hunky dory. This saved me calling in an electrician and all the associated damage with getting a power socket in the porch, so I am very pleased with it. It has been working several months without a problem.
